Property Description
We would like to rent our home to you. We have a Park Model Trailer (1 bedroom) in a gated 55 + Community. Our Park has green grass and paved roads. The swimming pool is a balmy 90 degrees temperature and the hot tub is even warmer. Our Park has a clubhouse with 2 billiard tables. The Park has activities in the mornings, afternoons and evenings. Orchard Gardens Park is close to restaurants and shopping. We try to stock the kitchen with all sorts of utensils.

Overnight guests must register at the office.
Gate opens at 7 am and closes at 7 pm
Remember to carry the automated gate opener with you to get in after 7 pm
Water lawn for no more than 10 minutes as the water will flood the shed.
No hanging of laundry on or near the unit space. May be hung out of sight in the shed.
Disturbing noise is not permitted so as not to disturb other residents.
All renters must read the Park Rules and Regulations.
When parking in driveway allow at least a 3 foot setback from the blacktop.
No parking on Park streets. Ambulance calls are accompanied by the large fire trucks and require room to pass.
PETS: Absolutely NO PETS ALLOWED. If you bring a pet onto the property you will be required to leave without a refund. Once renter(s) have left and it is apparent that there was an animal present, renter(s) will forfeit his/her security deposit.

BED LINENS, TOWELS AND FURNISHINGS: Unit is fully furnished including linens, towels, dishes, pots, pans, small and large kitchen appliances and a washer and dryer. It is required that renter return all furniture to its proper place when renter leave. The furniture found inside the home is not intended for use outside of the home. It is expected that the renter keep the home neat, clean and picked up at all times. If renter does not comply with these requirements renter will forfeit his/her security deposits. All items in the home are inventoried. If an item displays damage or becomes missing, the renter(s) will be charged accordingly. GRILLING: Outdoor grilling is permitted only on concrete or open areas. Please allow yourself 6 to 8 feet from the property.

SWIMMING POOLS: There are two swimming pools available in the complex which the renter has access. The pools are for the Orchard Gardens Community, so please be courteous of others when using them. Oils and lotions will create a problem so please shower before going in the pool.

Deposits:
Rates in US funds. Cash, paypal, or deposit into bank account are accepted. Due to recent frauds payment by check, cashiers check or certified funds are not accepted. UTILITIES are not included in the price except for water. Power bills generally range from $50.00 to $100.00 per month depending on usage. Air Conditioning and heat left on all day or while being absent can increase the bill to several hundred dollars a month. We require a utility deposit of $200.00 which is refundable after the last utility bill is paid by the renter. DAMAGE DEPOSIT - A refundable damage deposit of 1/2 a months rent is requried. Renter must immediately report damages when checking in. Upon arrival record the damages and email them to us. Taking a photo of the damages is also advisable. Once renter has vacated the property it will be inspected before deposit is returned (less any damages or cleaning costs). The place must very clean upon departure which also includes washed sheets, towels, clean fridge, stove, oven to name just a few. Clean to one person may not have the same meaning to another person so the clean standard or expectation is determined only by the owner. TAXES: The tax that renter pay is based on the tax amount that is current in Arizona

Cancellation/Refund Policy:
Full rental amount required to secure the booking. It is non-refundable because we are not able to refill if you cancel. We would have turned away all other inquiries & they would have already rebooked elsewhere, therefore a cancellation would leave us vacant. If you know someone else that would want to rent your booking it is transferable but only upon manager/owner approval. Trip cancellation insurance is recommended & we are told that the rates are
