Property Description
This beautiful three bedroom, two bath condo is located in the heart of Ocean City. It is on the ocean side of West Avenue (1247 West Ave., Unit B - middle floor). Restaurants, fabulous shopping, spas and entertainment are within a block. The beach and boardwalk are a 5-minute walk. Park and go! 2 parking spaces provided - one in the garage with divider between units for added security; the other on the driveway behind the garage.

Rest in comfort and enjoy many upgrades of this unit, which include: child safety features, recessed lighting, upgraded bedding, kitchen and bath tiles, and plush berber carpet throughout. Four ceiling fans and central air conditioning make the inside feel as fresh as an ocean breeze. Linen and towels NOT provided.

Being on vacation with small children can be a challenge. Don't worry, we have cabinet & drawer locks. Kid Proof Outlet plates are everywhere! The front door has a hotel lock on the top of the door, so the little ones won't be able to escape. In addition, the little ones have their own private table and chairs.

The great room offers a variety of entertainment, with a full kitchen, dining and living room. The kitchen is equipped with 2 bar stools and all modern amenities, and includes an AM/FM radio w/CD player. The living room has a leather sofa, leather couch and leather chair surrounding a gas burning fireplace and media center (32" color TV, DVD/VCR). Enjoy a library of books, movies and games.

The Master Bedroom has a king bed, 19' HD color TV, sliding door to rear deck, ceiling fan, and private bathroom with shower.

The 2nd Bedroom has a king bed, sliding door to rear deck, and ceiling fan.

The 3rd Bedroom has a bunk bed; bottom is full size, top is single, and ceiling fan.

Use of Beach tags (up to 7) and bottled water (weekly rentals) also provided as a token of appreciation for renting my home.

We only rent to families and adults over 25 years old.

NO High School Senior Weekers.
NO Subletting to High School Senior Weekers (we will press charges).

ONE WEEK MINIMUM STAY REQUIRED, UNLESS APPROVED OTHERWISE BY OWNER.

Any damage, theft or items not returned ($35 for each beach tag not returned; $100 for keys). The cost to repair/replace the item(s) will be deducted from the security deposit.

Deposits:
Approximately 1/2 deposit plus $300 security deposit due at the time of securing reservation and signing lease. The remainder of the rental fee will be in two additional installments, unless noted otherwise. The last installment will be due no later than 14 days prior to scheduled arrival, and NO PERSONAL CHECKS will be accepted for final payment (cashier's/bank check or money order).
Note: Additional security deposit may be required for rentals in access of 2 weeks (owner's discretion).

Cancellation/Refund Policy:
All requests by the Lessee to cancel this lease must be in writing to the owner (Bob Basile) and are subject to the property re-renting or acceptance by the owner. All deposit money will be retained until the property is re-rented at FULL PRICE. If the property is not re-rented for FULL PRICE, the difference will be due from the Lessee and/or be deducted from the deposit. All cancellations are subject to a 10% handling charge. This lease terminates upon default of any payment.
