PROPERTY DESCRIPTION
Our beautiful, historic 7 bedroom Victorian sleeps 20 in the main house (pictured above) but we can accommodate up to 43 with the rental of our adjacent units, depending on availability! This beautifully renovated home is ideal for family reunions, a getaway with friends, girls weekends, weddings, civil unions, birthday parties, bridal or baby showers, bar & bat mitzvahs, holiday celebrations, & New Year's Eve parties (all First Night activities are within walking distance). Our spectacular courtyard, with two gas grills, is available for use by the first floor condos, or with rental of the entire property. Reminiscent of a French cafe, it seasonally accommodates all 43 guests at beautiful wrought iron furniture surrounded by pretty potted flowers, hanging baskets, white lights & a fountain. We know of no other home in all of OC where 40 people can enjoy meals together. Our guests love it! Please note, the maximum number of guests permitted on the property is 50.
Main house: Take a step back in time as you relax in our completely renovated home, furnished with beautiful antiques & lovely decorations. Enjoy ocean views, modern amenities including central air, WIFI & a 32 inch flat screen hdtv. From the expansive, breezy, wrap around deck, enter into a spacious foyer & note the beautiful antiques & oak staircase leading to the 7 bedrooms on the 2nd & 3rd floors. Entertain in the elegant antique furnished living room with ocean views, enjoy drinks at the rich mahogany bar with the ambiance of a European tavern, or watch tv in a cozy family room with leather sofas adjacent to a beautiful full bath. The large county kitchen seats 12-14 at the hand-crafted kitchen table & boasts modern amenities including Corian counters & beautiful cabinets. The adjoining bar area seats 6. The 2nd floor has 4 gorgeous antique furnished bedrooms all with quaint individual sinks. Two rooms have queen beds (1 also has a travel crib), 1 has a double & twin, 1 has a double. One room has great ocean views, 2 have partial ocean views, & 2 have views of the giant ferris wheel, beautifully lit at night! The charming full bath has been completely updated. The 3rd floor has 3 more bedrooms. The first has a set of bunk beds, a trundle (side by side twins that convert to a king-size bed) and a cot. The second bedroom has two double beds. The fabulous master suite has a queen bed, a stained glass ceiling fan, tv/dvd, lovely antiques, & terrific views of the ocean & giant ferris wheel. The third floor bath has a beautiful new tiled shower & an over-sized jacuzzi! Includes 10 beach tags, 2 parking spaces & 2 fully enclosed 'outside' showers with dressing rooms. Need more space? We have 3 adjacent condos. Condo A (listing # 3415) sleeps 12 in 4 bedrooms with 1.5 baths, a large living room, a new kitchen, fabulous tavern-style dining room, & new 'handicap friendly' full bath. Condo B (listing #3389) sleeps 7 in 2 bedrooms with a pull-out sofa & 1.5 baths. Condo C (listing #3424) is an efficiency & sleeps 4 with a mini-frig, microwave, coffee maker & toaster. THE FOLLOWING OFF-SEASON RATES APPLY TO FAMILIES AND GROUPS OVER THE AGE OF 25 YEARS. A REFUNDABLE $500 SECURITY DEPOSIT IS REQUIRED. September: $750/night, 3 night min. 4th night is half price. October: $700/night, 2 night min. 3rd night is half price. November & December, non-holidays: $600/night, 2 night min. 3rd NIGHT IS FREE! Thanksgiving, Christmas & New Year's: $700/night, 3 night min. 4th night is half price. Jan - March: $600/night, 2 night min. 3RD NIGHT IS FREE! April: $650/night, 2 night min. 3rd NIGHT IS HALF OFF EXCEPT EASTER: 3 night min. May: $850/night for 2 nights, $750/night for 3 nights. FAMILIES ONLY - no under 25 groups at this rate! Early June: $950/night, 3 night min. Mid-week: Save 10-percent for 2 nights or 15-percent for 3 nights. Proms: $60 - $85 per person/night & a $100 security per person, 16 person, 2 night min, 20 person max. $200 cleaning fee for all proms.

Lodging Tax: N/A Other Fees: For weekly, over age 25, rentals: $500 refundable security deposit which will be returned within three weeks if the property is left in the same condition as it was upon the beginning of the rental. For summer rentals, The property must be 'broom cleaned', all trash removed, kitchen and bathrooms wiped down and all furnishings must be in their original locations. For off-season rentals, the property must be thoroughly cleaned or a $150 cleaning fee is assessed. For all under age 25 rentals, a $200 cleaning fee is charged. A cleaning service is hired each Saturday in the summer between the hours of 10 and 2; therefore no late check outs or early check ins can be accommodated during the summer season. IF PAYMENT IS MADE BY PAYPAL, ALL PAYPAL FEES MUST BE PAID BY THE TENANT. Deposits: For weekly, over age 25, rentals: $500 refundable security deposit which will be returned within three weeks if the property is left in the same condition as it was upon the beginning of the rental. Time permitting, one half of the rental amount is due with the signing of the lease and one half is due 90 days prior to check-in. For reservations for summer 2011 that are made before October 1, 2010, payments can be in thirds. For all under age 25 rentals, photo ID and parent signatures are required, and the security deposit is $100 per person, refundable less the cleaning fee of $200.
Cancellation/Refund Policy: We will re-list the property and refund the full amount if it is re-rented for the full amount or the difference if it is rented for less. There is a $100 cancellation fee regardless of whether the property is re-rented at the full amount. If we are unable to rent the property, the tenant is responsible for the full rental amount.
