I want to stress the importance of having a license permitting you to rent out your home. All towns have different rules so please contact them with your questions. This is just an informative notice and not legal advice. If you are unsure if your town requires such a license, my suggestion would be to call the City Clerk's officein the town your property is located. Explain to them that you rent yourproperty out and ask them what licensing, if any, is required.
Some municipalities such as The Wildwoods are cracking down on unlicensed landlords and fining them $1,200 per bedroom per property. It's worth paying the small fee compared to the consequences. Also, some towns such as Sea Isle City, have a deadline date to get thelicense and if you do not get it by that date, the fee doubles because it is considered late. So please pay attention to the deadline because the fee goes up considerably if you get it after the designated date.
I included website links below for most of the NJtowns. If I am missing your town, I would be happy to add it below if you e-mail me the link. Also, if you do not get an answer from your township, feel free to give me a call and I will try to help you find it.
