2631 Asbury Avenue is on the 2nd floor (top). The condo is furnished beautifully and is extremely well maintained - no surprises.

Since you will be on vacation we want to make it easier for you. Thus, we provide the following items so you don't have to pack your already too-loaded vehicle:

1. BEACH CHAIRS - we have 8+ beach chairs

2. BEACH UMBRELLA - we have (1) large umbrella

3. BOOGIE BOARDS - we have (6) boogie boards

4. BEACH TAGS - we provide (4) adult beach tags (tenants must leave tags when they check out).

It is a short walk to the beach. If you bring bikes, it's very convenient for taking a morning ride, we also have a garage for you to keep them in.. The 2 1/2 mile boardwalk starts at 23rd street - 3 blocks away so you can easily access it with your bike. There is also a bike path located on Haven Avenue - 2 short blocks away. There is a little playground a few blocks away as well. The enclosed garage is at ground level.

RESTRICTIONS:

1. We only rent to families. NO SINGLES.

2. A ONE WEEK rental (Saturday a.m. to Saturday a.m.) is the MINIMUM rental period that we accept.

3. Sorry, we do NOT allow pets.

4. The MAXIMUM number of people we allow to sleep ANYWHERE on our property is EIGHT (8).

5. We 'prefer' that smokers smoke outside on one of the 3 decks.

CONDO DESCRIPTION:

Our condo is tastefully furnished, i.e., like a model home. We, the owners, clean our condo every weekend. We like to make sure it is very clean after each use.

The master bedroom has cathedral ceiling with a king-sized bed and door to rear deck

2nd bedroom has (2) single beds and door to rear deck

3rd bedroom has (2) single beds

There is (1) queen-sized pull-out Sealy sofa bed in the living area.

All beds are top grade and very comfortable.

Enclosed and lockable garage (see picture).

Central air-conditioning.

(3) Cable TV hookups:

46' flat panel TV in living room,
27' in Master bedroom
27' in 2nd bedroom

(2) VCRs: Living room and master bedroom.

(2) DVD players: Living room and master bedroom.

(3) Decks: Front, rear and rooftop. All with outdoor lounges, tables and chairs. NOTE: Rooftop deck is for 2nd floor tenants only.

To keep everyone entertained on non-beach days we also provide DVDs, VCR tapes, puzzles and board games (see last picture).

    Unlike some owners we mail a tenant's deposit back to the tenant the Monday following the Saturday they check out, i.e., assuming no breakage and/or damage.


     
    Deposits:

    Rental procedures for Summer of 2010:

    1. Owner will e-mail Rental Agreement to Tenant.
    2. Tenant makes two copies of the Rental Agreement, signs and mails them
    to Owner along with 25-percent down payment.
    3. Owner signs and returns a copy of signed lease agreement to Tenant.
    4. Tenant to mail check for the remaining 75-percent one month prior to
    check-in.
    5. The front door will be left open and 5 keys will be left in the key
    holder on the closet door and/or counter top.

    The 5 keys are for:
    (2) condo entrance/garage (small door)- same key,
    (1) roof top deck,
    (1) beach chairs etc. (in garage)
    (1) outdoor shower

    Check-in time is 2:00 p.m. on Saturday. Check-out time is 11:00 a.m. SHARP on Saturday for cleaning purposes. Keys are to be left on kitchen counter or foyer closet door key holder. A late check out may result in a deduction from tenant's security deposit.


    Cancellation/Refund Policy:

    Cancellations are only accepted if Owner can re-rent the property at the same price that it was previously rented for.

    If re-rented, but NOT at the previously rented price, Owner will pro-rate the difference from the original Tenant's deposit.
