Landlord shall have final decision on damages if any, with notification to Tenant as soon as possible. Different fees/deposits for long fall weekends-Electric included in short term rentals - long term negotiable. Cancellation/Refund Policy: Deposit Funds are non-refundable. Once leases are signed, cancellations will be permitted if notified in writing, 45 days in advance - provided unit is re-rented for that rental period at the same rate. If the unit is not re-rented or at a reduced rate, the difference shall be deducted from the Tenant's monies, and the balance shall be returned. If unit can not be rented - all monies shall be forfeited to Landlord with no further obligation by either party. Landlord reserves all rights to final decisions on rental monies refunded.
